1st Son, 2nd Wife, 3rd Realtor

There is an old saying the real estate business that “it is always better to be the first son, the second wife, and the 3rd or 4th Realtor”. While I cannot comment upon the first two, Realtors who list properties always smile knowingly and agree with the “3rd Realtor” part. Why?
