Title Agency

Local Tampa Bay real estate customs have the seller paying for the owner’s title policy and therefore selecting the title agency. Your first contact with the title agency is normally with an Escrow Officer or Title Officer. The Title Officer may rely upon a Title Processor who assembles all the documentation and usually orders the home warranty, survey, estoppel letter, loan payoffs, etc. The title processor works with the Title Underwriter behind the scenes to ensure a clean chain of title. The Title Processor also collaborates with the lender, the home owner’s association, the home surveyor, and the home warranty company. Once complete, the Closer provides final instructions while homebuyers and sellers sign the documents on closing day.

Inspectors

When the contract period begins, the buyer selects the home inspector, pest inspector and any other inspectors necessary. When the contract period begins, you will order and pay for the inspections.

Lender

Once the purchase agreement is accepted, your lender will be notified. Your first contact with a lender is normally with a Loan Officer who works for a lender or a mortgage broker. This representative relies upon a Loan Processor to compile all of the initial documentation and order an Appraiser to assess the home’s market value. Once complete, the loan package is sent to the Loan Underwriter for final approval. At closing, you may learn about a Servicer that collects your monthly mortgage payments and services the loan.

Insurance

The buyer selects a home insurance provider and a flood insurance provider if necessary.

Closing Coordinators

The Realtors involved in the transaction may each have a closing coordinator. Team Bohannon has a specialized closing coordinator who works in tandem with the seller’s listing agent to manage all the details between contract and closing.

Moving
