Closing Day
Everyone should have reviewed the closing costs and wired the required funds to the title agency prior to closing day. The seller should be completely out of the home and the buyer should have completed a final walk-through of the home.

On closing day the buyer and the seller complete the legal transfer of the property. Unlike some other states, the parties are contractually bound to exchange funds and possession on the closing date in the State of Florida.

Who Should Attend

The title agency’s closer meets with all Buyers, Sellers and their spouses to sign the papers. Annette, Doug or Dale Bohannon attend closing. The other Realtor, Loan Officers, or Attorneys may also be present. See Who Attends Closing.

What You Need to Bring

At closing, buyers and sellers are be required to present photo identification such as two of following: Drivers License, Passport, State I.D. or Military I.D. Ask the closer about these requirements in advance. You should bring any keys, remotes, codes or manuals that the buyer may need.

Closing Location

Closings in the Tampa Bay area are normally held at a title agency or real estate office. The title agency will contact you to schedule the closing.

Approve the Closing Papers

The closing agent, buyer, seller and any Realtors sit around a table together while the closing agent explains the HUD-1 Settlement Statement, the mortgage documents, the deed and other closing documents. Once executed and notarized, the documents are faxed to the lender for final approval before the funds are released. The lender usually approves the package within the hour.

After The Closing

After the closing, the closing agent (normally the title company) sends the original deed and mortgage to the courthouse for recording. The signed loan documents are sent to the lender. All remaining funds are disbursed according to the settlement statement, including mortgage payoffs.
